ARCHITECTURE SERVICES

•  Preparation of Concept of project/ colony/ greenfield project as per requirements of client. The urban planning team will help in shaping your dream project.
•  After finalization of concept plan, the design team shall prepare technical data on population, zoning, FAR, Parking, Ground Coverage, plinth levels, plumbing services, fire safety arrangements etc.
• Preparation of Building Plans as per Building bylaws of state authority and NBC.
• Preparation of service estimates, service drawings, fire scheme etc.

APPROVALS

• Preparation of Electrical Scheme (NOC) approval from State Electricity Board.
• Consent approvals from State Pollution Control Board (CTE & CTO).
• Fire (NOC) approvals (Provisional & Final). Including approval of Fire plans.
• Permission for extraction of Ground Water from Ground Water Authority.
• Height NOC from Airport Authority of India and Ministry of Defense for high rise buildings
• Environment Clearance from SEIAA, SEAC and Ministry of Environment, Forest and Climate Change
• Mining Permission for excavation
• Forest NOC application and approval for approach road access, conversion of forest land etc.
• RERA Registration of Project, Real Estate Agent and RERA Compliances. Including litigation matters related to Appellate Authority.

GOVERNMENT AFFAIRS

• Change of Land Use (CLU), Promoter License and Project Licenses and renewals.
• Getting building plans approval from Govt. authorities i.e., Municipal Corporations and Town Planning and other state development authorities.
• Completion/ Partial Completion and Occupation Certificate approvals of projects.
• Third party reports on structure stability and safety.
• Approvals related to Mandi Board, road access and widening of existing roads, acquisition.
• Approvals related to revenue roads under Common Village Land Act, Acquisition of village lands, shamlat (Accommodation Land).
• Any kind of revenue matters, and matters related to Rural Development and Panchayat.
